Good contacts at Expo Real 2011

Conflicting expectations, reluctant forecasts - all of this dominated at this year's EXPO REAL in Munich, but there was also optimism. The EXPO REAL CEO Eugene Egetenmeir called it a "stabilizing force" and announced that despite financial market turmoil and crisis in the eurozone as many participants – that is 37,000 - came to this International Commercial Property Exposition as in the previous year. 19 000 of which were trade visitors and 18,000 were representatives from the exhibiting companies.
 
Reality Consult was also an exhibitor at the trade fair. Managing Director Peter Prischl: "For us as an international management consultancy for Real Estate and Facility Management Expo Real is useful to keep in touch within the real estate industry."
 
It was generally observed in the three days that the formation of opinion takes place less homogeneous than in previous years. Markets are considered to be more differentiated, uniform investment strategies are not possible any longer and crisis estimates were made in all variants. The only thing to be sure is that the fair is a relevant and efficient platform and marketplace.

The rector, Professor Dr. Johannes Lüthi, awarded this during the Dies Academicus event in the presence of Minister of Science Töchterle.

European Facility Management Conference 2011: In Vienna, the Productivity Nut crackled, but was not quite cracked

 
The European Facility Management Conference 2011 from 24-25 May in Vienna with more than 500 participants from 40 countries has proven itself once again as the leading European event in this field. „Cracking The Productivity Nut“ was the overall theme running through the more than 100 presentations and discussions. „The nut has crackled, but it was not cracked“ summarized an experienced congress participant. Productivity optimization in organizations‘ core business through professionally applied Facility Management was often cited, but  concrete resp. scientifically founded proofs of success were delivered in much rarer occurrences.
 
One of the highlights of the conference was the „FM Debate Of The Year“: Twelve theses were put forward by a Pro-speaker, a pair of Contra-speakers argued against these, the audience voted for one or the other. Bernard Drion, Assistant Professor at NHTV University in The Netherlands was the passionate Pro-speaker, Kathy Roper, Professor for Integrated Facility Management at Georgia Tech University in the US and Peter Prischl, Managing Director of Reality Consult, the international management consultancy for Real Estate and Facility Management, were the Contra-speakers. The Contras won with differentiated arguments 6:5 (one thesis was judged Even).
 
The quick Pro and Con made for a very lively study of some of the most important issues of Real Estate and Facility Management. The audience clearly appreciated this.
 
In the Student Poster Competition, Europe’s best FM students came to bat with innovative scientific projects in poster format. Three Dutch students won the first three places. Two years ago a Kufstein University student who had done her internship at Reality Consult was the winner.
 
Reality Consult participated in the EFMC as exhibitor and made many international contacts. Peter Prischl, Managing Director, had been selected as a speaker in three different sessions. A further highlight of the Conference proved to be Reality Consult‘s Clubbing „Penthouse Nights“: After the Gala Dinner at Vienna City Hall global FM celebrities gathered in the chock full penthouse of Palais Carl Ludwig (Reality Consult’s Vienna office) and partied until three in the morning. This party was the talk of the conference the next day.

A quarter of the participants from 40 countries were direct Real Estate and Facility Management practitioners, 23 percent came from academia. The rest included consultants, utilities, software developers etc. The majority of visitors came from Switzerland, Netherlands, Norway, Austria and Germany. The combination of „Business Conference“ and „Research Symposium“ made it possible to synthesize the science and business worlds.

Successful Expert Briefing series on “Services Controlling as a Management Task”

Reality Consult study - Facility Management Services in Central and Eastern Europe

The market study "Facility Management Services in Central and Eastern Europe" gives a summary of the FM market in sixteen Central and Eastern European countries.
 
Not only large real estate investors are attracted by the new markets in the Central and Eastern European countries, but also the interest of real estate and facility management (FM) service providers to move into these countries is growing steadily. To dare this strategic move, however, a correct assessment of the current and future real estate market situation is of utmost relevance.

The Reality Consult market study compares and analyzes the development of real estate and commercial real estate markets and provides an overview over the FM service providers in each country. 


 
It aims on property and facility management service providers, and investors as well as on national and international principals and provides:

                - Assessment of the potential of managed real estate portfolio
                - Evaluation of development status of the FM markets
                - Overview on the relevant market participants
                - Structural comparison of the very different sub-markets
 
"As Reality Consult advised companies in Eastern Europe for more than ten years, we started investigating the FM markets in the end of 2007," said Marcus Paulus, Head of Consulting of the Vienna office. "The interest in the data is exceptionally high and there are no meaningful studies with similar focus," he said. 
 
Jan Lutz, author of the study and consultant, is more than satisfied with the results of the study. He stressed: "The idea that Central and Eastern Europe can be illustrated as a homogeneous market is wrong. There are markets such as Poland, which are very close to the Western European countries and markets such as Moldova, which have not yet developed. The majority of the examined countries provide nearly all intermediate stages of development that each are of interest for different facility management companies and business models. " 
 

 

Major findings of the Reality Consult market study include:


1. The FM commercial real estate market potential clearly still focuses on  the capital cities. On average, 70% of national office space can be found there (Austria: 25%).
2. The FM market potential for retail real estate is - with approximately 40% capital share - much less concentrated and more oriented towards the population distribution (Austria: 22%).
3. Due to high foreign direct investment dependency less developed markets are more subject to international market movements. This has been clearly proved during the financial crisis.
4. The higher the FM market growth was  in the years before the financial crisis, the more pronounced was the decline meanwhile. The basic data still suggest above-average market growth compared to the established markets of Western Europe.
5. Small, local suppliers dominate the sometimes very fragmented markets, while from transnational perspective there are only a few international service providers (Strabag, ABB, Johnson Controls, Siemens, ISS).
6. The FM markets in Central and Eastern Europe are to be considered individually and not as a whole. Their level of development still shows a west-east slope, only the "CEE Champion" Romania stands out.

Sigrid Gruber (29) joins Reality Consult as senior consultant in the Vienna office. In this position she is responsible for consulting and project management for national and international clients. "Sigrid Gruber is an excellent expert with many years of experience in consulting, property management and real estate management," said Marcus Paulus, Head of Consulting in Vienna. "She will help us to manage our expansion into Eastern European countries even further."

Before working for Reality Consult, Sigrid Gruber held several positions in real estate and facility management companies. Most recently she was employed at first facility, an Austrian facility services firm, supervising the Department of Real Estate Management Eastern Europe and Austria. That included responsibilities as building facility manager, property manager and consultant for Real Estate Management in CEE. Before that, she worked in the facility management department of a medium-Austrian production company and in a real estate trust company. Gruber studied Facility Management at the University of Kufstein.

Georg Stadlhofer (30), Key Account Manager of the international management consultancy Reality Consult leads since January the consulting team in Frankfurt. In this position he is responsible for consulting and project management.

For our clients, he has managed some of the largest and most complex advisory and restructuring projects. "The growth of Reality Consult has made the expansion of the management structures necessary, explained Prischl.

Georg Stadlhofer began his professional career in 2003 in the Corporate Real Estate Management at Sandoz. In 2006 he joined as a Senior Consultant at Reality Consult 2008 and was appointed as Key Account Manager. Georg Stadlhofer is a graduate of IFMA accredited FH Kufstein and has also a Master of Science in Real Estate Investment & Finance, University of Reading

In an interview with Bulgaria's first trade magazine for facility management Peter Prischl, managing director of Reality Consult, shows the possibilities for development of facility management in Bulgaria.

Bulgaria as a new EU-member country is increasingly dealing with modern management approaches. Investments in production facilities, service centers and modern homes in this land have led to a strong demand for facility management, one of the emerging services in Bulgaria.

Romana Facility Management Association organizes first seminar FM

The young Romana Facility Management Association - ROFMA – finished today its first training session for Romanian facility managers. Peter Prischl, Managing Director Reality Consult, presented global trends and local opportunities for facility management in Romania.
 
Lucian Anghel, President of the Association, and Ileana Stanciu, ROFMA Director (photo), welcomed the participants, who represented nearly all the leading facility management service providers in Romania.
 
The morning was devoted to "dedicated energy", Professor Emilia-Cerna Mladin from the Polytechnic University of Bucharest showed opportunities and necessity of building energy certificates in Romania. The afternoon was designed from Prischl Peter on "Global Trends and Opportunities for Local Facility Management in Romania". He showed on the basis of requirements of international investors, and considering the current economic and financial crisis, possible business models for FM companies, provoking a lively discussion.
 
ROFMA Romana Facility Management Association is the charitable FM-association of the country with major FM companies as members. ROFMA FM will establish itself as a profession, field of knowledge and industry in Romania. ROFMA is from the start, a member of the European network EuroFM.

New CAFM Book:

"Computer Aided Facility Management in the German-speaking region" is now available in bookshops. Matthias Scharer, Managing Director of Planon GmbH, contributed the chapter "Cost effectiveness analysis of CAFM Systems".

With this work, Matthias Scharer builds upon the scientific studies he carried out in 2002. "The cost effectiveness of CAFM systems, had, at that time, been clearly demonstrated in case studies of four well-known companies*)," explains Matthias Scharer. "Since about two years we have seen a new trend: Now, increasingly, the question of how quickly the respective benefits come into effect is gaining importance."

The theme of system change will gain special focus in the coming years, due to imminent consolidation of CAFM suppliers, and through the strong focus on processes rather than status analysis.

The last Reality Consult Professional Briefing before the summer break was dedicated to the exciting theme “Current trends and innovations in IT support for Real Estate and Facility Management”.

Jos Knops of Planon International, software market leader, gave a lecture on the newest trends in the field of CAFM  and posed the question of whether "Integrated Workplace Management Systems" will be the trend of the future.

Prof. Dr. Joachim Hohmann from the University of Kaiserslautern gave an account of national and international "Megatrends in RFM". Hohmann highlighted in his presentation the projected further development of CAFM system on national as well as international levels.

With presentations from Matthias Scharer, Branch Manager of Frankfurt, and Dirk Watermann, Key Account Manager, the top-level audience were able to gain a good overview of practical application.

One of the most picturesque locations in Munich, the "Englischer Garten" was the back-drop for the Munich Briefing. Peter Prischl spoke in place of Prof. Hohmann.
